Discovery Session
This is the initial meeting where we delve into your project's vision and requirements. We will explore, in greater detail, your goals, preferences, and functional needs to understand what you're aiming to achieve.
We discuss your budget, timeline, and any specific design elements you desire.
In this stage, we assess what can be built according to development codes. This crucial step ensures your project adheres to local regulations, shaping a viable and compliant design plan.

Concept
Design
We present your initial concept designs in a series of schematic floor plans and perspective sketches. We refine and modify the drawings until the concept design is finalised.
Importantly, on residential projects, we include an opinion of probable cost with the concept designs, which is based on our recent experience of the construction market. We do not proceed to the design development stage until, as far as practicable, the concept design is resolved.

Design Development
This phase focuses on finalizing the concept designs, including floor plans, elevations, sections, site plans, and all other documents required by the Council.
Once the building plans are complete, we manage the coordination of all necessary third-party consultant reports, plans, and certificates needed for either Development Application (DA) or Complying Development Certificate (CDC) approval.

Development Application (DA)
A DA is a formal request for development that requires approval under the NSW Environmental Planning and Assessment Act 1979, submitted to your local council. -
Complying Development Certificate (CDC)
A CDC is a streamlined approval process for straightforward residential, commercial, and industrial developments, which can be determined by your council or an accredited private certifier.

Construction Documentation
A Construction Certificate or CC is a certificate issued by a consent authority or accredited private certifier. This particular Certificate allows for the building work to start on a project.

During the construction document phase, we prepare all necessary conditions and documents outlined in the development consent to secure the Construction Certificate (CC), allowing the building process to move forward.

Interior
Design
We provide professional advice for the development and execution of interior design services across the commercial contract or residential sectors. We also provide initial design concepts and space planning proposals, product and material specifications, as well as coordinate with intersecting trades to manage a project from concept to completion. Our services:
1. Advice on the interior layout of a space/building and proposing reconfigurations.
2. Generate 2D or 3D interior design plans, drawings, mood boards and project visualisations.
3. Curate a considered selection of Furniture, Fixtures and Fittings (FF&E) required for implementation and procurement.
4. Be the point of contact for construction contractors on site
